Plaintiff's Motion for Summary Judgment is GRANTED. Plaintiff has proved each element of his cause of action for unlawful detainer based on the tenant's substantial violation of a lawful obligation or covenant of tenancy and failure to cure such violation after written notice from the landlord. Defendants have failed to show that a triable issue exists as to any fact material to this cause of action, or as to any defense thereto.
