Defendant's Demurrer to Complaint is SUSTAINED WITHOUT LEAVE TO AMEND. The Notice of Termination of Tenancy is fatally defective, because it provides an inaccurate description of the tenants' rights under SFRO 37.9(j). While the full text of this section is attached to the Notice, the language of the Notice itself is inconsistent with that of the attachment. A tenant cannot reasonably be expected to understand that the language in the attachment, and not that in the Notice itself, in fact provides the accurate information. (2710 Sutter Ventures, LLC v.
