RACHELLE BLACK ET AL | Court Date: | | 2025-07-01 09:30 AM | Calendar Matter: | | Motion For Entry Of Judgment For Possession And Monetary Damages Pursuant To Stipulation | Rulings: | | Real Property/Housing Court Law and Motion Calendar for July 1, 2025 line 6.

PLAINTIFF'S MOTION FOR ENTRY OF JUDGMENT FOR POSSESSION AND MONETARY DAMAGES PURSUANT TO STIPULATION is DENIED.

Plaintiff's ledger reflects that defendant fully complied with her obligations under the Stipulation as of January 23, 2025. The terms of the Stipulation required plaintiff to dismiss the action with prejudice upon defendant's full compliance. To the extent plaintiff seeks judgment based on payment obligations that arose after January 23, 2025, the Stipulation is unenforceable as to those payments. Plaintiff cannot obtain judgment in this action after plaintiff was required to dismiss this action.

Plaintiff's supplemental filings which were filed less than 5 court days before the hearing date are stricken as untimely. =(501/CFH)
