4.Summary Adjudication is DENIED as to Defendants/XCs' Cause of Action for Prescriptive and/or Equitable Easement. As discussed above, there are triable issues of material facts pertaining to what property Defendants are asserting an interest in and when Plaintiffs planted the privet in the Disputed Area. When the privet was planted affects Defendants' ability to prove a prima facie case of prescriptive easement, and the evidence cited by Defendant properly disputes Plaintiff's material fact that the privet was planted in 2014.=(501/CFH)
