Parties are ordered to meet and confer on the following issues: (1) prices of comparable properties in the area; (2) the price of the property in its current condition; (3) parties' respective positions on the listing price; (4) parties' respective positions regarding the extent and the cost of repairs, if any, before the property is to be marketed at the desired listing price. Input from the parties' broker, Darren Kuiper, shall be obtained and considered.
No later that November 14, 2025 by 5:00 p.m. parties to file a joint or separate briefs addressing the above matters. The brief shall include: (1) list of comparable properties considered with prices; (2) parties' respective positions on the price of the property in its current condition; (3) parties' respective positions on the listing price; (4) parties' respective positions regarding the extent and the cost of repairs, if any, before the property is to be marketed at the desired listing price. Either of both sides shall attach a report/declaration from the broker. =(501/CFH)

Parties who intend to appear at the hearing must give notice to opposing parties and the court promptly, but no later than 4:00 p.m. the court day before the hearing unless the tentative ruling has specified that a hearing is required.
Notice of contesting a tentative ruling shall be provided by sending an email to the court to Department501ContestTR@sftc.org with a copy to all other parties stating, without argument, the portion(s) of the tentative ruling that the party contests.
