Defendant moves to transfer venue to the Central Justice Center --Santa Ana, in the County of Orange on the grounds that this action concerns real property located at 2208 Maple St, Santa Ana CA 92707. CCP section 392 provides that actions for the recovery of real property, or for injuries to real property, or actions arising out of rights or obligations related to real property, must be tried in the county where the property is situated. Here, this action clearly arises out of rights or obligations related to real property, and thus must be tried in Orange County.
