Defendant's Motion to Quash Service of Summons is GRANTED. Service, as described in the only Proof of Service on file on "Arash Grahanadam, Agent for Service" per CCP 416.10(a) filed on June 30, 2026 is quashed.
Based on the arguments advanced in Plaintiffs' oppositions, there could have been other methods of service, e.g. on Arash Grahanadam, as CEO or on "Ksenia" as a "specific alternative agent for service of unlawful detainer process" per Lease Section 34 (July 28, 2026 Opposition 2:9-26). There is no Proof of Service on file attesting to either of these options.
If Plaintiff wishes to file an Amended Proof of Service reflecting these methods of service, Plaintiff may do so. Plaintiff may also re-serve. Defendant shall have 5 days from service of the Amended Proof of Service to respond; or on case of re-service, Defendant shall respond per CCP. =(501/CFH)
