Reserve requested $139,815.29.
The sale of 467 Riverside Drive closed on 02/14/25. The trustee stated the following in the Second and Final Account heard last year on 04/23/25:
Petitioner anticipates the Trust will receive substantial supplemental unsecured property tax bills related to the sale of the Sunset and Riverside properties, and incur capital gain tax related to the sale of Riverside. Therefore, Petitioner proposes to retain Trust's proposes to retain a $150,000 reserve for final costs of administration including but not limited to potential taxes, and Petitioner and her attorneys' final fees and costs. The balance of the reserve, if any, will be distributed pursuant to paragraph 18 above.
Here she states:
Petitioner continues to anticipate the Trust will receive substantial supplemental unsecured property tax bill(s) related to the sale of the Trust's real property commonly known as 467 Riverside Drive. Therefore, Petitioner proposes to retain the Trust's entire balance on hand for one (1) year.
During this accounting period Property taxes were paid on 04/23/25 and 08/15/25 (APN: 061-0-124-335) which corresponds with 213 Sunset Ave. (per the second account), which closed sale on 03/09/23. The property taxes totaled $7,276.92 for the accounting period.
Were the taxes paid in 2025 for the 213 Sunset Ave property? Why are the taxes paid on 08/15/25 listed as 1st/2nd Installment when the trust did not own the property on 08/15/25 so any installment payments would have been the responsibility of the current owner? Were any supplemental taxes paid re the 467 Riverside Property during the accounting period.
The payment of $2,289.50 for Home Insurance to State Farm on 06/25/25 requires more explanation in light of the sales of the trusts real properties prior to that date.

What is the basis for the anticipated substantial supplemental unsecured property tax bill?
Trustee has not provided any facts supporting her request for such a large reserve.
Petitioner states fees are owed to her and her attorney but the amounts are not listed on the Schedule of Liabilities. The approximate anticipated taxes are not listed on the Schedule of Liabilities.
Trustee to file and serve a verified Supplement discussing all of the above by 07/22/26, and continues the hearing to 08/26/26 at 9:00 a.m. in Department J6.
