Upon discussion of the above, the court intends to:
1. Approve the Third and Final Account and Report (12/10/2023 to 12/9/2025); 2. Approve attorney fees in the amount of $ 750.00 to Emmanuel Nwabuzor, Esq.
3. Order distribution of all funds in the guardianship estate, including all funds in the block account at Premier America Bank, Account Number 9413294594, Bank of America, Account Number XXXX-XXXX85, be released to the ward upon presentation of an order signed by this court approving the final account.
4. Transfer of 17% of the interest in the real property commonly known as 1512 Almanor Street, Oxnard, Ca. 93030, APN 215-0-174-055.
5. Transfer of 17% of the interest in the real property commonly known as 3611 Terrace drive, Oxnard, Ca. 93033, APN 221-0-220-065.
6. Approve waiver of fees and reimbursement of costs by Guardian; and 7. Upon filing of receipts, petitioner be discharged as Guardian of the Estate of Fred Kobina Koranchi Arthur.
