Plaintiff's Motion for Summary Judgment is DENIED. Plaintiff has not met its initial burden of proving that the Three-Day Notice to Pay Rent or Quit properly demanded no more than the lawful rent due, specifically the amount demanded for each of the months of February 2024 through May 2024. Plaintiff's evidence establishes that the rent was lawfully increased to this amount effective August 2024. =(501/CFH)
