Defendant's Demurrer to Amended Complaint is SUSTAINED WITHOUT LEAVE TO AMEND. The 30-Day Notice fails to advise the tenant of their right to defend the action in court, which is expressly required by lease. By this action, plaintiff seeks to enforce defendant's obligations under the lease agreement. In doing so, plaintiff must comply with their own obligations under the same agreement. =(501/SKF)
