Plaintiff's Motion for Entry of Judgment for Possession and Monetary Damages Pursuant to Stipulation is GRANTED, in part. No opposition filed. Judgment shall enter in favor of plaintiff and against defendant Nguyen for possession of the premises, forfeiture of the lease, and monetary damages in the amount of $11,329.02, which represents the amount due pursuant to Paragraph 4 of the Stipulation, plus the rent due pursuant to Paragraph 5 for the month of May 2025 only. To the extent plaintiff requests inclusion of subsequent amounts that have come due under the Stipulation, plaintiff has not offered competent evidence that defendant has failed to pay those amounts. =(501/CFH)
