The default and judgment are not void, nor is the Court inclined to grant this motion under CCP 473(b) based on issues relating to Defendant's prior motion to quash.
Hearing is required only regarding the parties' February 4, 2026 mediation, including (generally) the issues that are being mediated and how they may or may not relate to this unlawful detainer action.
No later than 9:00 a.m. on February 17, 2026, the parties may file supplemental declarations and evidence on this topic only.
